Long Term Care Facilities

B.I.B. Capital Management Group through it's affiliate relationships provides financing and banking services for senior housing, assisted living and nursing home owners and operators.

Our programs are geared to finance acquisitions, new construction and refinancing needs of both for-profit and non-profit owners and operators. Many of our programs provide cash-out, long-term fixed rates and are non-recourse.

We have programs available to suit all financing needs including:

  • Fixed Rate Programs: Refinancing, acquisitions, and expansions of nursing homes and assisted living properties. Program allows cash-out.
  • HUD Section 232: Proposed new construction or substantial rehabilitation (including both purchase and refinancing) of skilled nursing, assisted living and other specialty care facilities. Assisted Living facilities must provide room, board, and continuous protective oversight. No "founded fees", life care fee or other up-front fees are allowed. In order to qualify as a substantial rehabilitation project, either (1) the cost of repairs, replacements or improvements must exceed 15% of the property's value after completion, or (2) two or more major building systems must be replaced. Benefits include high leverage, fully amortized, assumable loan.
  • HUD Section 232/223 (F): Skilled nursing assisted living, intermediate care and board and care facilities, or any combination thereof which are at least 3 years old from the date of initial occupancy. Moderate rehabilitation is permitted. Benefits include high leverage, fully amortized, assumable loan.
  • Bridge Loans for acquisition and refinance. These loans are interest-only; proceeds can be used to reposition properties and meet time sensitive closings.
